Our Ejari expired with three days left on the clock and a four-bedroom villa still full of furniture. We had packed for two days straight and finished exactly one room.
If you have ever moved in Dubai, you know the specific panic of that maths. If you have not, here is everything we learned doing it the hard way — including the real numbers, the permits nobody warns you about, and the parts of a moving quote that quietly are not included.
How much does it cost to move a villa in Dubai?
Most villa moves in Dubai land somewhere between AED 3,000 and AED 8,000. The spread is wide because “moving” means very different things depending on who is quoting you.

Full-service packing — where a crew packs your belongings rather than moving boxes you packed yourself — typically adds 30 to 50 percent on top of those figures.
A few things worth knowing before you compare quotes:
Weekend moves cost more. Several Dubai companies apply a surcharge of roughly 10 to 20 percent on Saturdays, when demand peaks.
A wildly cheap quote is a warning, not a bargain. The same villa can attract quotes of AED 900 and AED 6,000. The gap is almost never the company being generous. It is scope. The cheap quote is usually two labourers and an open pickup, no packing materials, no insurance, no assembly at the other end.
No quote is real until someone has seen the property. Every range above is a planning figure. A pre-move survey — where the company walks the villa and counts what actually needs to move — produces the only number that means anything.
Do you need a permit to move out of a villa in Dubai?
Yes, in most communities, and this is the step that catches people out.
Major developers require a move-out permit or NOC before a truck is allowed through the gate:
- Emaar communities (Arabian Ranches, The Springs, The Meadows) — apply through the Emaar One app, generally 2 to 3 days ahead. Outstanding service charges must be cleared first.
- Nakheel communities (Palm Jumeirah, Jumeirah Islands) — apply via the Nakheel online portal.
- Dubai Properties communities (Mudon, Villa Nova) — NOC issued by the community management office.
Security will turn a truck away without the approval, and you will still be charged for the crew’s time. Apply for this the moment your move date is fixed, not the week of.
What happens if your Ejari expires?
Ejari is Dubai’s official tenancy registration system, run by RERA under the Dubai Land Department. Every residential and commercial lease has to be registered on it to hold legal weight.
The part most tenants get wrong: Ejari does not renew itself when your tenancy renews. Every lease renewal requires a fresh Ejari registration, every year.
Letting it lapse has real consequences. A valid Ejari certificate is required to activate or maintain DEWA, to renew residence visas for dependents, to set up home internet and telecom services, and to file anything at the Rental Dispute Centre. Without a registered contract, a tenant has no standing to challenge a rent increase under RERA’s rent index protections.
Registration takes 15 to 30 minutes through the Dubai REST app and costs roughly AED 155 to 220 depending on the method.
There is no built-in grace period on the DEWA side, which is why a lapsed Ejari tends to become urgent faster than people expect.
How long does a villa move actually take?
Our four-bedroom villa was packed, loaded, transported, unloaded and reassembled inside a single day. A crew of eight worked through it.
Doing it ourselves, we had managed one room in two days. Extrapolate that across four bedrooms, a kitchen, a majlis and a garden and the honest answer is weeks.
The difference is not effort. It is that professional crews pack in parallel — one person on the kitchen, one on wardrobes, one wrapping furniture, one labelling and staging boxes by room — while an untrained pair works sequentially and stops constantly to make decisions.
What is usually not included in a moving quote?
This is where budgets break. Common exclusions across Dubai movers:
- Chandeliers and light fittings
- Wall-mounted TVs (removal and remounting)
- Curtain and blind removal
- Custom crating for glass, art or marble
- Storage between leases
- Deep cleaning, pest control, painting and handyman work
- Garden items, planters and outdoor furniture
“All inclusive” without a written scope list is not an inclusive quote. Ask for each element itemised, in writing, before you agree anything.
The TV is the single most common dispute. Most basic movers will not touch a wall. If your TV is mounted, confirm explicitly whether removal and remounting is in scope or an add-on.
What we would do differently
Book the survey early. The companies worth using are booked out. One firm we approached was fully committed for two weeks.
Get the permit before you get the quote. It is free to apply and it removes the one thing that can cancel your move on the day.
Count the things that are not furniture. The garden was the part we had not thought about at all. Planters, outdoor seating, a tree we had grown for two years — none of that was in our mental inventory when we started calling companies.
Photograph everything before it is wrapped. Not because anything is likely to break, but because a photo settles any question instantly.
Do not pack for two days first. We wasted two days producing 40 black bin bags that then had to be repacked properly anyway. If you are hiring packers, hire packers. Half-packing costs you time and gets you nothing.
Who we used
